Since 2013, RRC has partnered with Northwest Development Companie on a series of single-tenant retail builds — most notably, four Grocery Outlet locations to date. Over time, this relationship has evolved into something that goes well beyond business. With open communication, mutual respect, and a shared commitment to quality and efficiency, RRC has become a true extension of the Northwest Development Company team.
Each Grocery Outlet project follows a streamlined, collaborative model. Northwest Development Companies handles lease negotiations and entitlements; once permits are secured, RRC takes the lead — managing construction, coordinating directly with Grocery Outlet’s tenant reps, and delivering each site to spec. Budget clarity is a cornerstone of this process. RRC provides fast, reliable estimates to support lease terms and engages in hands-on value engineering throughout the build to keep costs down without compromising quality.
A recent example of this model in practice is the 16,412 sq. ft. Grocery Outlet in Emmett, completed in Spring 2025. Located on South Substation Road, the build demonstrates the efficiency and consistency that define this long-standing partnership. RRC maintained schedule certainty despite a tight timeline and changing site conditions, driven by early material planning, close coordination with tenant representatives, and continuous value-engineering discussions with Northwest. The result is a clean, well-executed delivery that meets brand standards and reinforces why Northwest entrusts RRC with every Grocery Outlet in their pipeline.
What sets this partnership apart is the high level of trust and responsiveness. Challenges are met with phone calls, not red tape. Materials and construction methods are often brainstormed together — with RRC proactively offering alternatives that meet spec while staying within budget. According to Travis Stroud, Owner of Northwest Development Companies, “It’s not about spending more — it’s about solving smarter.”
That kind of problem-solving has consistently kept projects on or under budget, even in today’s fluctuating construction environment. At the heart of it all is trust — built over time through transparency, responsiveness, and shared accountability. It’s this foundation that allows both teams to move efficiently, make informed decisions, and deliver successful outcomes time and again.
